When it comes to having an extension built on your home, you will require planning permission if the extension is to be two storeys tall or more. Most single storey extensions don’t require permission, as long as they are built at the back of the house and go no further back than 3 metres.
Most houses can typically be legally extended by around 3-4 metres, and must also comply with what is known as the 45 degree rule. This is where an extension has to be set within a 45 degree line from the nearest neighbouring windows, to prevent your extension being too close to your neighbours property.
Absolutely, getting an extension onto your home can greatly add to the property’s overall value, which will come in handy if you ever think about selling in the future. Whilst the exact value added is determined on the size and fittings of the extension, research has shown that a home extension can add up to as much as 23% towards the value of your home.
It’s definitely possible to live in your home whilst getting an extension, it just depends on how big of a project it is. If the extension is a smaller single storey project then it should be relatively straightforward and easy to still live in your home. However, if it is a larger extension spanning multiple storeys, it may be harder to live there with all the construction and builders requiring access to much of your property throughout the working day.
